Where you can still buy new in St. Johns County
New construction is a specialty of mine, and it is one of the biggest reasons families end up in St. Johns County. We have communities in nearly every stage, from ones still opening new sections to ones finishing their final phase, and which stage you buy into changes everything about the deal.
The communities actively building
RiverTown is one of the two big new construction stories in the county. Mattamy Homes took it over after the original developer struggled coming out of the downturn and turned it into one of our most active building communities. Builders working there today are Mattamy and Toll Brothers.
Beacon Lake is where I send buyers who want a new house and need to stay under about $750,000, which is an increasingly hard combination to find here. Beachwalk still has inventory around its lagoon.
Nocatee is nearing the end of its build out after roughly two decades, so if you want new there, the window is closing. Over on the golf corridor, Stillwater is where you can still buy new on a golf course along County Road 210, and it is an active adult community. See the County Road 210 golf communities for how those compare.
The builder’s agent does not work for you
This is the part I need every new construction buyer to hear. The friendly person in the model home is paid by the builder. They are not representing your interests, and in most cases it costs you nothing to bring your own representation. What I bring is knowing which builder did which street, which floor plans actually live well, where the lot premiums are worth it, and what to push on in a builder contract before you sign it.
New or resale
New is not automatically the right answer. An established community like Durbin Crossing gives you grown oak trees, settled neighborhoods, and no construction traffic. Julington Creek Plantation gives you materially lower carrying costs. Sometimes the smarter buy is someone else’s five year old house. I will tell you when that is the case, even though it is not the flashier answer.
