The community across the street
Beacon Lake sits directly across from Beachwalk, and the two have a family resemblance. Where Beachwalk built a lagoon, Beacon Lake built around a real lake. You will want a paddle board, a kayak, or a canoe rather than a swimsuit for that water, and out on it on a quiet morning is one of the nicer ways to start a day in St. Johns County.
The amenity center, and the New England look
The amenity center here is genuinely pretty, and it does not look like anything else in the area. The architecture leans New England rather than Florida resort, which gives the whole place a different feel from its neighbors. It is a big family hub. This is a tremendous, sprawling neighborhood, and the amenity center is where it comes together.

Two price points in one neighborhood
Beacon Lake is really two communities wearing one name. There is a high end gated section in the back, and more affordable homes in the front. Knowing which section you are shopping changes the conversation completely, and it is the first thing I sort out with a buyer here.
The honest reason most of my buyers land in Beacon Lake is this. They want a new house, and they need to stay under about $750,000. That combination is getting harder to find in St. Johns County, and Beacon Lake is one of the best answers to it. Newer construction, a serious amenity package, and a price that still works.
Location and schools
Beacon Lake sits on County Road 210, which I think is the most important corridor in the county because of how it connects to I-95. From here you are an easy on ramp away from the rest of Florida. And you get the St. Johns County school system, which is the thread that runs through every community I sell in.
