A beach that is seven miles from the beach

Beachwalk is built around a 14 acre Crystal Lagoon. They trucked in real sand for it, so when you are standing on the edge of it you genuinely feel like you are at the beach. The water is filtered and treated, more like a very large luxury pool than a lake, which means you can swim in it, paddle board on it, and take a canoe out on it. There is a swim up bar, and there is a slide pool.

And it sits about seven miles from the actual Atlantic Ocean. I say that with affection. It is a little bit crazy, and it is also the single best amenity of its kind in our county.

What happened to the original plan

Beachwalk did not turn out quite the way it was first pitched, and not everyone in the community is thrilled with how that went. The original vision was a luxury destination, and what got approved around it was a Lowe’s, a BJ’s Wholesale, and a run of gas stations. It is convenient. It is not the upscale enclave the earliest buyers were picturing.

The next chapter is more interesting. A Compass Hotel by Margaritaville is going in at the front portion of the lagoon, with the family neighborhood in the back. The county issued the building permit in August 2026 for a four story hotel with 111 rooms, and rental cottages are planned alongside it. I am genuinely curious to see what that does to the community, and I will be watching it closely for my clients.

The fee conversation you need to have

I am going to be straight with you, because this is the thing that actually affects your monthly payment. A 14 acre lagoon and a full amenity center are expensive to maintain, and the association has been adjusting fees to keep up with that cost. Those fees have moved, and they have moved upward. We are seeing more resales come on the market in Beachwalk than you would expect, and the fees are part of the reason.

That does not make Beachwalk a mistake. It makes it a community where you need someone to pull the current fee schedule and the association’s financials before you write an offer, instead of after. That is a phone call I am happy to make for you.

Location, schools, and the four o’clock problem

Beachwalk sits right in the heart of the County Road 210 corridor, which is one of the best located stretches in St. Johns County. Beachside High School is inside the neighborhood, which is a real advantage for a family with teenagers.

It also comes with a piece of daily life nobody tells you on a Saturday tour. At four o’clock when that high school lets out, you do not want to be anywhere near that stretch of 210. It fills with traffic and new teenage drivers. If your commute would put you there at that hour, I want you to drive it at that hour before you buy.

If Beachwalk is close but not quite

Beacon Lake is right across the street with a similar feel and a lake instead of a lagoon. Creekside is nearby and more affordable.
