The value play on 210
Creekside sits at the far end of County Road 210, near Route 1. In feel it is a cousin to Beacon Lake, and it is more affordable still. If your list says newer home, St. Johns County schools, and a budget that has to hold, Creekside belongs on your tour.

The railroad, and I am going to tell you about it
Most agents will walk you through Creekside on a quiet Tuesday morning and never mention this. Northeast Florida is a serious logistics region. We have a major port in Jacksonville bringing in freight, and a rail system that moves it across the state. One of those rail lines runs right along Creekside.
So here is the truth. It is a lovely neighborhood, and it is on the railroad. Most people who live there genuinely do not mind it. Some people would never get used to it. I am not going to guess which one you are. What I will do is take you there and stand with you while a train goes by, before you buy, not after.
Borrowing Nocatee without paying Nocatee prices
Creekside’s other advantage is position. You are close enough to Nocatee to use the Nocatee Town Center, the restaurants, and the shops, without paying to live inside Nocatee. For a lot of buyers that is the whole strategy, and it is a smart one.
Fees and amenities
There is a small amenity center in the community. Creekside does carry a CDD, the Creekside at Twin Creeks Community Development District, on top of the HOA, so plan for both when you look at the monthly number. The amount depends on the homesite, and fee structures do change, so I will pull the current numbers on any specific home before you commit to it.
