One of the most popular communities in the country
Nocatee is the name that turns heads outside of Florida, and for good reason. It has spent years on the national lists of best selling master planned communities, developed by the Parc Group over close to 20 years, and it sits on the Ponte Vedra Beach side of the county. When a relocating family has already done their homework online, Nocatee is usually the first community they ask me about by name.
The location is the luxury
What you are really buying in Nocatee is position. You are 10 minutes from the beach and 5 minutes from the intracoastal waterway. That is as good as it gets in our market for someone who wants the water to be part of everyday life and not a special occasion drive.
A town, not just a subdivision
Nocatee is big enough to feel like its own town. There are multiple amenity centers, including the well known Splash Water Park, miles of trails, and a real Town Center with restaurants, shops, and services. You can run most of your week without leaving the community. For a lot of families, especially ones moving from a place where everything was a long drive away, that self contained feel is the selling point.
Who it fits, and who it does not
Nocatee runs the full range, from around $400,000 for a townhome up to roughly $6 million for an estate on the intracoastal, so there is a place here for very different budgets. The community is nearing the end of its build out after about two decades. One honest note. If your dream is a big rural lot with land around you and quiet space, Nocatee is not your community. It is designed for people who want the amenities, the energy, and the convenience of a master planned town. If that is you, there is nowhere better.

Mickler’s Landing, Nocatee’s beach
Nocatee residents call this stretch their own beach. Mickler’s Landing in Ponte Vedra is the closest public beach access, just a short drive from the neighborhood, with parking and a boardwalk over the dunes.

The Ponte Vedra address, and what locals actually call it
Here is a bit of local context you will not get from a listing. Nocatee carries a Ponte Vedra mailing address, and Ponte Vedra is one of the most powerful words in our market. Longtime Florida people will tell you that this side is really Palm Valley, and that the Ponte Vedra address and the zip code came later. Both things are true, and neither one changes the value of the community.
I mention it because residents here are genuinely proud of living in Nocatee, and you should understand what you are buying. You are buying Nocatee, which stands on its own. The address is a nice extra, not the reason.
Golf carts, and a Publix you can drive one to
Nocatee is a golf cart community in the truest sense. The thing that makes it unusual is that it has its own Publix, plus restaurants and shops, right inside the town center. Very few communities in our area can say that. You can take a golf cart to buy your groceries. For a lot of families moving here from somewhere that required a car for every single errand, that one detail sells the community.
No golf course, and why nobody seems to mind
People assume that a community this size, with this much amenity, must have a golf course. It does not. What it has instead is a network you can drive a cart across all day. If a course out your back door is the requirement, look at the County Road 210 golf communities or Palencia instead. If you want everything else within cart distance, Nocatee is hard to beat.
