A golf course community where you can still buy new
If you tell me you want to live on a golf course in St. Johns County, I will usually warn you that you are looking at an older home. The courses along County Road 210 have been there a long time, and so have the houses around them. Stillwater is the exception. It is brand new, it is a Lennar master planned community off I-95 on County Road 210, and it is one of the few golf course communities here where you can still buy new.
It is 55 and over, and that is the whole design
Stillwater is an active adult community for buyers 55 and older. That is the first thing I tell anyone who asks about it, because a family with kids at home is not buying here no matter how good the golf is. For the right buyer, that is exactly the appeal. The community is built around the course, the clubhouse, and the people you play with, not the school calendar.
The course and the club
The 18 hole course was designed by Bobby Weed and was named Sports Illustrated’s Most Innovative Course Design of 2022. Residents receive a complimentary membership to the Stillwater Golf and Country Club. The clubhouse plan includes a restaurant, a bar, a golf pro shop, a fitness center, a parlor, and a patio overlooking the 18th hole. The community is gated, with 549 homesites on 784 acres.
What I want you looking at before you buy
A club membership that comes with the home is a wonderful thing, and it is still part of what it costs to live there. Before you fall in love with a floor plan, I want you looking at the full monthly picture: what the association covers, what is billed on top of it, and how that compares with buying a resale home in an established golf community down the road. That is the conversation I have with every Stillwater buyer.
How Stillwater compares
Stillwater is one of four golf communities on County Road 210. If you want a gated club community without an age requirement, look at Cimarrone. If you like the idea of an established community whose club is being completely redone, look at South Hampton. And if new is the priority but golf is not, see where else in the county you can still buy new construction.
