The most expensive real estate in Northeast Florida
Ponte Vedra is the top of our market, and it is not close. Ponte Vedra Boulevard holds some of the most expensive homes in Northeast Florida, oceanfront and generational. A recent sale on the Boulevard closed at $22 million. The famous names in Jacksonville live here, and the master planned communities around it, the Plantation at Ponte Vedra, Marsh Landing, and Sawgrass, are the most established addresses we have.
The week the town shuts down
Ponte Vedra is a golf destination in the real sense. The PGA Tour comes through every spring and the whole town changes. People rent out their homes for the week. If you love the game, there is no better place in Florida to put down roots.
Who this is really for, and who it is not
I am going to save some families a wasted weekend. Ponte Vedra has an older population and an old money feel. It is quiet. Outside of that one week when the Tour is in town, it is a sleepy area, and that is exactly how the people who live here like it.
So if you are a younger family that wants trails, splash parks, kids on golf carts, and something happening every weekend, Ponte Vedra is probably not the right fit, and I would rather tell you that now. Look at Nocatee or RiverTown for that life. If what you want is a quiet, established, genuinely luxurious coastal town, there is nothing else like this on our coast.
Budget for the club, not just the house
One practical note that catches people. Life here is organized around the clubs, and those memberships are a serious financial commitment in their own right, with six figure initiation costs at the top clubs and monthly dues on top of that. It belongs in your math from day one. Ponte Vedra is not an everyday buyer’s market, and being clear eyed about the full cost of living here is part of my job.
