I can read a street like a blueprint
I can drive down almost any street in these communities and tell you the floor plan and the builder just by looking at the house. That is not a party trick. It comes from being an early buyer in Durbin Crossing, building my own home, and working alongside the on site builder agents across these communities for years. New construction is where my background in design and marketing actually pays off for you, because I can help you see what a house will become, not just what the model looks like today.
The builder’s agent does not work for you
Here is what a lot of buyers do not realize. When you walk into a builder’s model home alone, the friendly agent at the desk works for the builder, not for you. I represent you, at no cost to you, and that changes the whole transaction. I read the builder contract line by line and catch the things buyers miss. I help you at the design center, where it is shockingly easy to spend tens of thousands of dollars on the wrong upgrades and skip the ones that actually hold value.
Your eyes on the ground when you are not here yet
So much of my new construction business is relocating families who are not in town while their home is being built. So I become their hands and feet. I walk the home at each stage and phase as it comes out of the ground, I document it, and I make sure what is being built matches what was promised, all before they ever land in Florida. For an out of area buyer, that peace of mind is worth everything.
New versus resale, and where to build right now
New construction is not always the right answer, and I will tell you when resale is the smarter buy. Sometimes the older floor plans are actually better, with the formal dining and living spaces that today’s one big great room layouts dropped. When new is the move, the two most active new construction stories in the county are RiverTown and Silverleaf. I love what is happening in those areas, with one honest caution about Silverleaf. The First Coast Expressway is coming right through the middle of it, with a major interchange, and that is something you want to understand before you buy, not after.
