The original master planned community
Julington Creek Plantation was one of the very first master planned communities in St. Johns County, the one that helped write the model everyone else followed. It runs on the original CDD fee structure, and because it has been around the longest, it offers something the newer communities cannot. Maturity. The trees are grown in, the neighborhoods are settled, and the amenity centers were recently renovated, so you get the established feel without dated facilities.
More house, lower fees
Here is where Julington Creek really separates itself. The HOA and CDD fees run around $2,000 a year, where in a lot of the newer communities you are looking at $4,000 to $8,000. For a buyer watching the monthly carrying cost, that difference is real money. Pair that with a price range from about $200,000 up to $2 million and you have a community that works for a much wider range of budgets than people expect.
Location, and why military families love it
Julington Creek sits at the northern edge of St. Johns, closest to southern Duval County and the Buckman Bridge. That makes it one of the easiest commutes to Naval Air Station Jacksonville, which is exactly why it is so popular with military families. If a shorter drive to the base matters to you, this community belongs at the top of your list.

An established community turning over
Julington Creek skews a little older, an established community where many of the original owners have been here for years. But it is steadily turning over as a new generation of families discovers the value, the schools, and the location. If you want a community with roots rather than one still under construction, this is the one I would show you first.
Alpine Groves Park, the nature side of Julington Creek
A few minutes from the neighborhood is Alpine Groves Park, 54 acres right on the St. Johns River in Switzerland. It is where I send clients who want to know there is a real park nearby, not just a subdivision pond: river frontage, a dock and gazebo, and the historic Bennett House on the grounds.
